Phil Spencer lists the worst things to do when buying a property
1. The removal of period features
Tabitha Cummings, property expert from The Lease Extension Company, said: “Sadly for many homes, owners are removing period features such as fireplaces, windows and beams, in order to create a more modern, minimalist look that is heavily found in properties today.
“However, the removal of such features has a negative impact on the price of a property, especially if houses in the same area still have the period features.
“Although removing period features offers a blank canvas for new buyers to put their mark on the property, it is also stripping the home of its history and individuality, therefore lowering its price.”
When renovating a period home, keep all the traditional features in order to add value to the home and keep it characterful.
Paint wooden beams, preserve the original fireplace and keep the traditional radiators to fit in with the character of the home.

2. Lots of bright colours
Opting for bright and bold colours in the home is a very personal choice, and sadly won’t be to everyone’s taste.
The expert said: “Neutral colours are better for house-selling, and it means that the new buyer can put their stamp on the property themselves.
“The easier the property is for the next owners to move into, the higher the house can be sold for.”
Opt for white, cream or beige walls, while keeping the carpet and flooring neutral too. If you do want to add a splash of colour, keep it to the soft furnishings.

Tabitha added: “Similar, bright and bold wallpapers are also a very personal touch and sadly will not appeal to every buyer.
“Not only does it lower the price of a property, but it could also slow down the selling process.”
Painting the whole home in various bright colours such as yellow and reds will result in the homeowners “wasting” money if they’re planning on selling soon.
3. Getting rid of a bedroom
Changing a bedroom into a different room such as a wardrobe or dressing room may look like a good idea to create more space, but it can impact how much the home sells for.
The expert continued: “Demand for properties with more bedrooms is high, and every bedroom should increase the value of a home, therefore removing a bedroom will decrease it.”
If you do want to change a room, make sure the furniture isn’t built-in so it can easily be changed back to a bedroom.
4. Removing a bath
Baths are generally very important features of a home, especially for families with young children and removing one could decrease your house price.
If you only have one bathroom, removing the bathtub is a “big no” and will massively impact the price your house can sell for.
Instead, opt for a shower over a bath unit, or if you have enough room, keep the two separate for maximum value.
5. Badly done DIY work
Tabitha explained: “Doing some home improvements yourself can seem like a good idea at the time, but if anything was to go wrong, you’re looking at having to deal with a bigger problem than when you started.
“As well as this, if you don’t have a lot of skill and experience in a particular DIY job, it can end up looking poor and therefore negatively affect the price of the property.”
